Assure all issues are repaired ie. water damage, problems with roof, foundation, or heating and air conditioning units. As your realtor, I would ask that you complete a sellers property disclosure form notating any areas of problems or concerns that you are aware of.
List any improvements you have made to your home that you feel would add value ie. updated kitchen, finished basement, in-ground pool, hardwood floors, etc.
When you hire me as your realtor, I will provide you an estimate of net proceeds you can expect to receive from the sales price of your home. In addition, I can run a comparable home report (CMA) of like properties that have sold recently in your neighborhood. This is a valuable tool so you don't out price yourself in the current real estate market.
Please note that the buyers that tour your house will be accompanied by a licensed realtor. Hiring me as your listing agent, you will be offered a designated showing service. They will schedule and notify you of times and dates for showings of your property. In addition, I will provide you with timely feedback from the buyer agent's client.
Here are some questions you need to determine before you accept the offer:
Price offered?
Is this a cash deal or financed/loan?
When does the buyer want to close and take possession?
Amount of earnest money given by the buyer?
Is there a finance, home sale, home inspection, or appraisal contingency tied to the offer?
Again, as your realtor I can effectively negotiate on your behalf and assist you with strategic counter offer measures.
